The right fit depends less on an island label than on your commute ceiling, dock needs, elevation, and total monthly cost.

Where Wilmington Island is and what it actually is

Wilmington Island is an unincorporated census-designated place in Chatham County, not a separate city and not inside Savannah’s city limits. It sits east of Savannah between Whitemarsh Island and the marshes leading toward Tybee, with everyday services clustered around Johnny Mercer Boulevard and residential streets extending toward Turner Creek and the Wilmington River.

The U.S. Census Bureau counted 15,129 residents in the 2020 Census and reports 8.30 square miles of land. From a central island point, Google Maps puts Savannah City Hall at about 10.7 road miles away.

The road pattern is easier to understand on a map than from an address with “Savannah” in the mailing line. Johnny Mercer Boulevard crosses Turner Creek from Wilmington Island to Whitemarsh Island. From there, drivers can use U.S. 80 west through Whitemarsh and Talahi or take Islands Expressway toward Savannah. U.S. 80 also continues east toward Tybee. Those routes are shown on the official Georgia DOT Chatham County map.

There is an important 2026 correction to old island shorthand. The current friction is construction and limited route choice, not an operating Islands Expressway drawbridge. Chatham County Engineering says traffic shifted to the first new Wilmington River span in July 2022, Bridge 2 is under construction, and completion is scheduled in 2026. My honest read: Wilmington Island is not automatically the expensive option in every comparison, and a mainland address is not automatically the lower-risk one. The deciding math is the specific house, insurance quote, commute, and whether you will actually use the water access you are paying for. Housing stock and what your money buys

Wilmington Island’s inventory is a mix, not a single subdivision product. I show mid-century ranches on generous established lots, homes renovated in stages, 1990s and 2000s infill, and raised marsh-front or waterfront properties at the upper end. New construction exists as infill, but buyers should not expect Pooler-scale rows of spec homes or one uniform amenity package.

For a consistent market snapshot, Redfin’s three months ending May 2026 reports a $424,746 median sale price, $287 median sale price per square foot, and 56 median days on market for all home types. Those are market-wide medians, not a valuation for a renovated ranch, a townhome, or a deep-water property. I use closed comparable sales for the house, then price the insurance and dock reality separately.

HOA obligations are subdivision-specific. As one primary-source example, the Wilmington Park association lists 2026 annual membership at $360.50, including its online card-processing charge. Its amenities page identifies tennis courts and a Wilmington River community lot and dock, while pool membership is separate. Turners Cove is separately governed by its own association, so townhome and common-area documents need their own review.

Utilities also require an address check. The City of Savannah’s 2026 Wilmington Island Water Quality Report says the City-operated system draws from the Floridan Aquifer. City records also identify a Wilmington Island water and sewer service area. Do not infer the provider or sewer connection from a 31410 mailing address alone. Ask for the latest utility bills, sewer confirmation, and any private-system records. Some older island lots are still on an on-site septic system rather than a sewer connection, and there is no published street-by-street map of which ones, so that answer has to come from the property itself. On-site sewage systems in Chatham County are permitted and inspected by the Environmental Health program of the Georgia Coastal Health District, which is where a septic permit or inspection record for a specific address would sit.

Marsh and waterfront living, told honestly

The marsh is why many buyers call me, but the flood determination is where I start. “The first thing I do on an island showing is pull the flood determination, not the comps.” Chatham County’s official flood guidance says FEMA zones beginning with A or V are Special Flood Hazard Areas, while X is outside that designation. That is not a verdict on an entire neighborhood. It is a parcel-level starting point.

For a property in an A or V zone, a mortgage from a federally regulated or insured lender generally requires flood insurance. FEMA’s FloodSmart guidance also makes clear that lower-risk zones are not no-risk zones. Before writing an offer, pull the address in the FEMA Map Service Center or Chatham County map, ask for any elevation certificate, and order a real quote that accounts for the structure, elevation, coverage, and lender.

I do not quote a “typical” annual flood premium for the island, because there is no address-neutral number worth publishing. Under the NFIP’s current pricing approach, described by FEMA’s Risk Rating 2.0 guidance for agents, rates are individualized to a specific property’s flood risk, so two nearby houses can quote differently and rates can change over time. Water depth matters just as much as dock length. NOAA’s Fort Pulaski station 8670870 reports a 6.92-foot mean tidal range. A boat that floats comfortably at high tide may sit in mud or lose practical access near low tide. On a showing, I want to know the creek depth at low water, dock condition, lift capacity, permits, power and water service, and the route to open water.

Public access helps buyers test the lifestyle before paying for private frontage. Georgia DNR lists a paved ramp and courtesy dock at Turners Creek. Farther south, the Skidaway Narrows facility, also called the Rodney J. Hall Boat Ramp, has two triple-lane ramps and a courtesy dock. DNR’s coastal boating guidance also warns boaters to watch low-tide ramp drop-offs.

Storm planning belongs in the same conversation. Chatham Emergency Management Agency defines Zone A as the area east of Truman Parkway and the Vernon River, which includes Wilmington Island. Learn the route, keep current CEMA alerts, and follow any evacuation order. A flood zone, an evacuation zone, and an insurance rating answer different questions.

Schools, commute, and daily logistics

Wilmington Island is served by the Savannah-Chatham County Public School System. For the 2026-27 school year, a check of the district’s official InfoFinder for a central Wilmington Island address returns May Howard Elementary School, Coastal Middle School, and Islands High School. Attendance assignments are address-specific, so run the exact property before relying on a listing or old map.

The district also operates choice programs and authorizes charter schools. Its charter-school directory includes Tybee Island Maritime Academy, a public K-8 maritime-focused option. Program admission and transportation rules are separate from a home’s attendance zone. These are district facts only, not ratings or recommendations.

For commuting, plan about 18 to 24 minutes to downtown Savannah, 40 to 50 minutes to Hunter Army Airfield, and 34 to 41 minutes to Savannah/Hilton Head International Airport under the Google Maps route checks used for this guide. Departure time, bridge work, incidents, and summer U.S. 80 beach traffic can move those numbers. The practical island friction is concentrated route choice, especially once traffic reaches Johnny Mercer and Whitemarsh.

Daily errands are easier than the marsh setting may suggest. Groceries, pharmacies, restaurants, and routine services line Johnny Mercer Boulevard. Hospital-level care and the airport are mainland trips. Marina choices cluster around Turner Creek and nearby waterways, but storage, launch access, draft, and low-tide timing should be checked for your actual boat.

Who Wilmington Island fits, and who is better off on the mainland

Wilmington Island fits buyers who will use the marsh, tidal access, established streets, and mature lots enough to accept a concentrated commute and address-specific insurance work. A mainland suburb is often the cleaner choice for buyers prioritizing subdivision-scale new construction, bundled HOA amenities, direct I-95 access, or the lowest possible combined housing and insurance cost.

I would put Wilmington Island high on the list for a boater who has checked low-tide depth, a buyer who values a marsh view more than walkability, or someone who wants an older home with room to improve it over time. I would start on the mainland for a buyer whose workdays depend on I-95, who wants multiple new-home builders in one search, or who does not want the uncertainty of coastal insurance quotes.

Taxes and the exemptions island buyers forget

Georgia property tax starts with assessed value at 40 percent of fair market value, according to the Chatham County Tax Commissioner’s property guide. The latest final county schedule available while this guide was researched is 2025: 10.518 mills for county maintenance and operations and 17.331 mills for schools. Those are components, not a complete parcel tax estimate, and 2026 rates may change.

For an owner-occupied primary residence, ask the Board of Assessors about homestead exemptions and the Stephens-Day base-year program. The normal guidance points buyers to an April 1 filing deadline or the deadline tied to the annual assessment notice. For 2026 only, the Tax Commissioner’s June 2026 notice extended qualifying homestead, Stephens-Day, and other exemption applications through July 31, 2026. That special deadline has passed by this article’s publication date, so verify the next applicable window directly with the county.
