Start with your commute ceiling, not a list of pretty houses. Next, eliminate price bands that do not work after taxes and insurance. Then choose between water access, yard space, newer construction, and close-in convenience. Tour only the two or three communities that survive all three screens.

- Set the commute ceiling. Test the trip to the exact office, gate, hospital, or plant at the hour you will drive it. “When a buyer gives me a 30 minute commute ceiling, half this list disappears.”
