The number that decides the fit is the total monthly cost including dues, not the list price alone.

What “gated” actually means around Savannah

A Savannah gate may be a resident card or visitor code at a subdivision entrance, a staffed access point serving private roads, or the front door to a club community where membership costs sit outside the HOA bill. The label alone does not tell you who maintains the pavement, what amenities are included, or which fees are mandatory.

That distinction matters. At The Landings, the association says its roads, storm drains, trails, and other infrastructure are private and maintained by the association, not the county. Its 2026 dues explanation lists 91 miles of roads, 80 miles of storm drains, and 30 miles of trails among the assets it supports. In a smaller subdivision, the HOA may fund the gate and landscaping while government agencies still handle the public roads outside it.

Covenants and architectural review are a second layer. They can regulate exterior changes, parking, boats, trailers, and rentals. A gate is an access and amenity feature, not a claim about crime or personal protection.

My honest read: compare the annual HOA, required club tier, food minimums, transfer fees, and likely insurance before ranking the houses. “I have watched more deals die over the dues schedule than over the inspection.” A staffed gate and a code box can look similar in listing photos, but they create very different operating budgets.

Skidaway Island: The Landings and its neighbors

Skidaway Island real estate has the area’s largest concentration of full-scale private-community living. The Landings sits beyond Diamond Causeway and is governed by The Landings Association. Its own community FAQ reports 4,422 residential lots, with about 4,000 completed homes or townhomes, across approximately 4,566 acres. That makes it the biggest verified gated community in this survey by residential lot count.

The POA and the Landings Golf & Athletic Club are separate. The club publishes Full Club, Athletic, and Associate Golf membership categories, but it does not publish an initiation fee, a monthly tariff, or any dollar amount for those tiers on the public page, and directs prospective members to the membership office instead. Treat any club cost you hear secondhand as unverified until the club puts it in writing. Get the exact tier, initiation, food or beverage minimum, and monthly amount in writing before you treat a listing as affordable.

South Harbor is the smaller Skidaway alternative in this list. Its owners association identifies it as a private gated community, and its public document library shows current gate, marina, pool, and architectural materials. Daily life on either part of the island includes the Diamond Causeway trip for off-island errands. Flood zone, elevation certificate, wind coverage, and flood insurance quotes should be property-specific, not assumed from the neighborhood name.

Pooler and Savannah Quarters

Pooler supplies the most varied gated inventory, from the golf-centered Westbrook section of Savannah Quarters to Forest Lakes and The Gates. Savannah Quarters says Westbrook is gated and currently advertises Westbrook Retreat single-family homes from the mid $300,000s and Westbrook Parke paired villas from the $400,000s. Its broader campaign shows new homes from the $300,000s to the $700,000s+.

The Club at Savannah Quarters has an 18-hole Greg Norman Signature course, two interconnected pools, fitness facilities, and Har-Tru tennis courts. The important cost wrinkle is that HOA obligations and club participation differ by neighborhood. A 2020 community explanation says Westbrook HOA dollars support gate attendants, roads, streetlights, lagoons, and common landscaping, but it is not a current dues sheet. I would ask for the 2026 Westbrook assessment and the club tariff tied to the exact lot, not use an old online figure.

The Fairways at Savannah Quarters is often labeled 55+ on third-party lists, but its own HOA material does not establish age qualification, and current community directories say it has no age restriction. Richmond Hill and Bryan County

Richmond Hill’s two verified choices sit at opposite ends of the cost spectrum. The Ford Field & River Club is a member-owned residential sporting club. Its 2025 Quick Facts limits the community to 400 homesites on 1,800 acres and publishes a $200,000 initiation fee, $40,700 annual club dues, $7,050 annual POA dues, and a $7,900 renovation assessment. The stated 2025 total is $55,650 per year. That schedule is unusually transparent, but it still needs a 2026 update before contract.

Del Webb Savannah at Heartwood is the area’s verified age-qualified option. Del Webb calls it gated and 55+, with single-story plans, trails, courts, a pool, and a lifestyle director. Pulte’s legal notice says Del Webb communities other than Del Webb Explore are age-qualified, with at least one resident 55 or older and additional occupancy restrictions. This is a legal housing qualification, not a description of who lives there.

West Chatham, Effingham, and the islands

West Chatham has the strongest mid-market cluster. Godley Park’s HOA confirms resident entrance gates, a pool, gym, and monthly assessments. Forest Lakes is a gated builder community with current new homes from $432,955. The Gates at Savannah Quarters is a separate 230-home planned community with a pool, clubhouse, lagoons, and RV or boat storage. Forest Cove adds a southwest Chatham option with entry gates, pool, courts, dock, and paid boat-storage spaces.

The Bluff at Moon River is different: Landmark 24 describes only ten estate lots, most starting around one acre, with current base plans from $807,400 to $955,393. It belongs in the new-construction conversation, but its published scale and price put it in a narrow lane.

Effingham County did not produce a community that passed the same gate test. Laurel Grove in Guyton and Oakwood at New Hampstead near Bloomingdale are real builder communities, but their builders do not identify them as gated. I left them out rather than repeat a search-filter label. On Wilmington Island, Turner’s Cove is a real waterfront townhome association, but its own public documents did not verify a controlled entrance, so it also stays off the list. The real cost of living behind a gate

The recurring cost can include several separate lines: HOA or POA assessment, club dues, capital or renovation assessment, food minimum, marina or storage fee, and section-specific landscaping. Transfer and capital-contribution charges can appear at closing. Special assessments can arrive after ownership when roads, gates, drainage, roofs, docks, or club facilities need major work.

Property tax does not get a gate discount. The Chatham County Tax Commissioner’s property-tax guide says assessed value is 40% of fair market value, then the applicable taxing entities’ millage rates are applied. The same framework applies whether the street has a gate or not. Verify the parcel’s jurisdiction, exemptions, and current millage with the county because a Savannah mailing address does not by itself establish city tax status.

Flood and insurance costs also remain property-specific. Chatham County says flood insurance is separate from ordinary homeowners coverage and directs buyers to confirm the flood zone and base flood elevation for the exact lot. That check is especially important on Skidaway Island, Dutch Island, and waterfront or marsh-adjacent properties.

Before due diligence expires, ask for:

  • The current dues schedule, every mandatory club tier, and all closing fees
  • The current budget, reserve study, and most recent financial statements
  • Covenants, rules, architectural standards, and any section supplements
  • Board minutes and written notice of pending or recently approved assessments
  • Rental, lease-length, and short-term-rental restrictions
  • Flood-zone determination, elevation certificate when available, and insurance quotes
  • Responsibility for roads, drainage, docks, roofs, landscaping, and exterior maintenance
