These are the local professionals I send my own buyers and sellers to in Savannah and Coastal Georgia: a real estate attorney, a home inspector, a cleaner, a junk removal crew, and an interior designer. I do not take a referral fee from any of them and none of them pay to be here. They are on this page because they have looked after my clients well, including on the transactions that went sideways.

Five people. Each one has handled enough of my transactions that I can tell you how they behave when something goes wrong, which is the only test that really counts.

Why I send people to themGeorgia is an attorney-closing state, so you are going to sit across from a lawyer whether you plan for it or not. I would rather it was one who explains what you are signing instead of sliding it across the table. Jordan does that, and he handles my own business filings, which is about as direct an endorsement as I can give.

Why I send people to themKeith is a retired Army Warrant Officer and an InterNACHI Certified Professional Inspector, and he inspects a house the way you would hope someone with that background does. He does not soften a finding to keep a deal moving, which occasionally makes my job harder and has saved my clients a great deal of money.

Why I send people to themThe gap between a clean house and a photographed-ready house is bigger than most sellers expect, and it shows up in the listing photos. Amy closes that gap. She is also the person I call when a closing date moves and a house has to be empty and spotless in two days.

Why I send people to themMarkens runs a veteran-owned crew and I have watched them empty a house on short notice without damaging a wall or a doorframe, which is rarer than it should be. Estate sales and pre-listing cleanouts are the two moments where a seller is most likely to run out of time, and this is who I call for both. They also recycle and donate what can be saved instead of defaulting everything to a landfill.

Why I send people to themMia is an ASID Allied Professional and she is also a licensed agent on my team, so she thinks about a room in two ways at once: how you will live in it, and what it does to the sale price later. That second lens is rarer than it sounds. I am telling you she is on my team because you should know that before you weigh the recommendation.

What gets someone on this list

I keep it short deliberately. A long list of vendors is not a recommendation, it is a phone book.

They have been tested

Not one good job. Repeat work with my clients, including at least one transaction where something went wrong and they had to handle it. How someone behaves on a bad day tells you everything.

They tell people the truth

An inspector who softens a finding to keep a deal alive is no use to my buyer. I would rather work with people whose honesty occasionally costs me a commission.

No money changes hands

No referral fees in either direction, no paid placements. The moment a recommendation has a price attached it stops being a recommendation.

Common questions

Do you get paid for these referrals?

No. I do not take a referral fee, a kickback, or any other payment from anyone on this page, and none of them pay to be listed. If that ever changed I would say so on this page. The only thing I get out of it is that my clients have a better experience, which is worth more to me than a fee would be.

Do I have to use them?

Not at all. You are free to use anyone you like, and plenty of my clients do. This page exists because the most common question I get after we go under contract is some version of "do you know a good...", and it is easier to answer once, properly, than to text a handful of names from a parking lot.

How do people end up on this list?

They have to have worked with my clients repeatedly and handled it well, including the times something went wrong. That last part matters most. Anyone can look good on an easy transaction. I keep this list short on purpose, and I take people off it if the standard slips.

Are you looking for more partners?
